6. Sign Regulations

Zoning (unless the zoning ordinance states otherwise):

  • Wall signs may not exceed 200 square feet in area; freestanding signs may not exceed 50 square feet.
  • Signs over a pedestrian walkway must provide at least 8 feet (243.84 cm) of clearance, and may not reduce the walkway to less than 4 feet (121.92 cm) in width.
  • Signs must be set back at least 25 or 30 feet from the road, depending on the zoning district.
  • All other zoning requirements must be met.

PA Uniform Construction Code:

  • Signs must be designed, constructed, and maintained in accordance with Appendix H of the 2021 International Building Code, including structural design for wind and seismic loads and anchorage.
  • Electric and illuminated signs must be listed and labeled, and installed in accordance with NFPA 70 (2020 National Electrical Code) Article 600. Animated devices must include fail-safe provisions.
  • A separate sign permit is not required for signs erected as part of construction covered by another permit, if those plans show enough detail to confirm compliance with 2021 IBC Appendix H.

Roof signs: height from roof to lowest part of sign and from roof to top of sign
Materials, finish, and construction details, including wind and seismic loads, stresses, and anchorage
Illumination and electrical details, including listing / labeling (if illuminated)
Fail-safe provisions for animated devices (if any)
Plans sealed by a licensed architect or engineer (where required)
Written authorization from the property owner (if the applicant is not the owner)
HARB approval (required if property is in a Historic District)
Contractor insurance certificate

8. General Requirements

The actual sign plans must be mailed, emailed (info@codesassessmentpros.com), or dropped off at our office.

All residential drawings must be neatly drawn with clean, crisp lettering and must remain legible after reduction for printing. Computer-generated vicinity maps from web-based services are acceptable as long as roadway and street names are legible and will remain so after reduction. Photographs (including digital) must be in focus and correctly exposed.

All commercial drawings shall be sealed, signed, and dated by a design professional (licensed architect or engineer). The only exception is when both of the following apply:

  • The proposed work only involves maintenance of an existing building or structure; and
  • The proposed work does not change the building’s structure or means of egress.

Although some checklist items may not apply to every project, all applicants are asked to work through the entire checklist. If an item is not necessary, mark it N/A (“not applicable”). This greatly speeds review and approval.

All required fees must be paid before any work begins.

Failure to provide all information will result in the application being deemed incomplete, returned to the applicant and not reviewed. Plan review time will start with a completed application submittal.
